From "Pledges" to "Hard Assets": The New Era of Regenerative Capital

The era of "Green-Washing" is officially being replaced by the era of "Hard-Asset Regeneration." 🌏

As we move into Q2 2026, the data from the Sustainable Tourism Impact Fund and the latest JLL regional forecaststell a clear story: The most competitive $13.3 billion in regional capital isn't just looking for "sustainable" hotels—it’s looking for assets that actively restore the ecosystems they sit in.

Having seen development and re-developments of properties across Southeast Asia, including our own in Langkawi such as dash Resort Langkawi and The RIYAZ Lavanya Langkawi, as well as the upcoming one in Luang Prabang, Laos, a first ever Metropolo Jinjiang Hotels out of China, I’m seeing three specific shifts that every regional leader needs to watch:

The $13B Rebound: Regional investment is projected to hit $13.3 billion this year. What’s different? The capital is prioritizing "Safe-Haven" transparency (Singapore/Japan) alongside high-growth "Regenerative" models in Vietnam and Indonesia.

Beyond Zero-Impact: We are seeing a move toward Regenerative Tourism. It’s no longer enough to "do no harm." New funding is flowing into projects like Livingseas in Indonesia and Bambike in the Philippines—businesses where marine restoration and bamboo reforestation are core to the operational P&L, not just a CSR line item. More and more of such will be in demand and this goes beyond creativity where actual science and research are needed.

The Yield of Wellness: Integrated wellness is no longer an "amenity." Hotels with core wellness strategies are now reporting 20–35% higher ADRs. In 2026, health isn't a perk; it’s a high-margin business requirement. This is a topic that keeps on popping up, while it could command higher investments, but the returns are proven (to date).

The Strategic Reality: Looking at both RIYAZ and RJJ Hotels (Jin Jiang Hotels Southeast Asia), I see that the "winners" of 2026 aren't those with the biggest pipelines, but those who can prove measurable impact. Investors are now pricing "Ecosystem Health" into their long-term valuations.
