This was a known concern and was also highlighted by YB Loh Sze Yee, the Perak State Executive Councillor for Tourism.
Many are still skeptical on the value of investing into destinations like Ipoh, but we believe it can be done. Today, I am proud to share exactly how RIYAZ & RJJ Hotels is engineering that vision in the real world.
We have partnered with Team Keris Bhd (TKB) on the RM1 billion, 84-acre Urban Forest development in Ipoh. RJJ Hotels will be bringing Jin Jiang Hotels into this ecosystem, and we are not just building another property—we are actively re-engineering the destination.
Engineering the Night-Time Economy - A hotel cannot survive if the city shuts down at 6 PM. Rather than building a standalone hotel silo, the Urban Forest integrates Jin Jiang Brand directly into a curated F&B and retail ecosystem. By partnering with TKB and local operators to offer diverse, international-standard culinary experiences, we are creating a localized "Third Space" that anchors the evening. Guests no longer have a reason to take the evening train back to Kuala Lumpur, or moving up North.
Solving the Connectivity Moat - High-yield international travelers don't want logistical friction. Through our global affiliation with Jin Jiang Hotels—leveraging over 200 million members—we are shifting the model from selling a room to selling end-to-end connectivity. We are working with travel agents (both outbound particularly from China, and local inbound operators) so international guests never have to worry about how to transit from KLIA or Penang to Ipoh. We manage the logistics; the guest simply extends their stay.
The Institutional "Sleep Moat" - To compete against the massive influx of cheap, unregulated short-term rentals in residential blocks, we bring to the market an absolute structural superiority. Bringing an international-class Jin Jiang brand to Tambun instantly elevates the market. We are delivering the commercial-grade sleep infrastructure, safety, and standardized service recovery that high-yielding international tourists demand.
